Well as a firm we don’t intend to invest in all the resources when we have firm like Quantum available as experts advisors for us. We believe that as a firm we can only have a skeletal set of people who understand the language that quantum & your people can talk. But for us we want a benefit from an experience that your team members as service providers from Quantum are giving to a number of other funds & number of other projects. So the cumulative experience of Quantum's team looking at probably 20 to 30 projects is what we want a benefit out of. So we would probably not set of full-fledged team for all of these aspects of ourselves.

I am very well aware of Quantum and its journey from being a 3-4 member team when you started off, to what you are today. I think it’s if you recall that when we discussed, we needed a unique proposition and I think Quantum brings that to the market today. It is not only a Project Management company but it also offers various other services & consultancies that any developer would need at any time in its cycle of development. So, starting from a fund’s perspective, if you see that today unlike our fund which is a development fund, most funds are pretty much Investment fund, so they don’t have large teams. I think Quantum brings to those funds, a full new dimension of understanding ...

Well, we have had a long relationship with Quantum now for the past two years approximately for the past at least for the past 2 years and we see this as a very positive relationship which has really benefited us in various ways which I'm just going to next. It essentially allows you to get a very objective view of for eg, if you are identifying a piece of land whether its 1 acre or whether its 100 acres, it allows to get a very objective view of the exact profile of the land and what can be done and what can't be done, exact development potential of the land, what the challenges are, exactly the Quantum and the Volume you can actually construct and develop on this land.

It’s been 12 years since I have been in real estate equity & know financing we feel the need of lender engineers sought off service to be available. We started underwriting a large number of equity deals & I am quite happy last seven years Quantum has been there with us. We being completely associate with them, in terms of using their expertise you know determining their feasibility, determining their technical expertise, what kind of approvals required. They found out how much area could get generated to a particular plot or even the project monitoring capability which you had done from last few years plus a couple of projects. I am personally very satisfied with the Quantum’s ability & especially.

We have worked with Quantum on a few projects. The nature of work has been Technical Due Diligence, Construction Cost Estimating, FSI Calculation, Checking on Approval, etc. By and large, I would say they are extremely thoughtful & very creative and I think they can be differentiated as they can really step into somebody’s shoes and think like an owner which I think is very important for Institutions like us is to have a third party to be able to do that, that’s what really differentiates them from others. Overall they have really delivered what we have asked for and we are happy working with them.

The highest test of or the proof of the pudding is in the eating right. So the first time we worked with Quantum was about 3 to 4 yrs ago and here on my way thinking here that we have now done 7 assignments with Quantum. The repeat business that we have given you in the last 4 -5 yrs because we are very satisfied. I think what I like about it is that there is complete honesty, there is complete transparency and the access to yourself of course diligence is there its very thorough. So on the whole, there are no complaints of any kind. We would certainly again come back to Quantum if need arises. So we have only used Quantum for evaluation, for diligence on already built assets on FSI calculation. We haven’t had the need to come to Q form PMC and other things yet, but I'm sure if some of that stuff comes along then I'm sure that the first person I shall come up to is Quantum definitely.

So the outcome of the investment you know whether you are making the right choice or a wrong choice happens when you are taking a call to make an investment & before you make the call. You need to have all the confidence that you had covered all your grounds & you had all the variables available for the decision making & those variables whether they are on technical parameters or legal parameters so you know that we have been waiting for the third party experts & that’s why the association with Quantum has been. You know, we had known Mr. Pandit for quite some time. His expertise in different areas of real estate has been quite unparalleled & that’s where you know he has been our protocol. When we wanted to look at third party to provide technology in the legal aspects of the investment.

Okay as per as my experience with quantum is concerned, two to three things are important here. Firstly the PMC is not the person who should support thanks view. He should actually guide the client. Very often PMC do not have the guts to challenge clients vision or its thoughts. It is the reason PMC would exist, would be you can help the client or guide the client in fulfilling the vision. Rather than accepting his thoughts. I think that’s why the quantum adds value, as I find them truthful. As it is very difficult to find a consultant who is truthful. So that is I think the first benefit which I have seen or a difference I have seen in Quantum as compared to the consultant.

So 2 things of the Quantum which I really value is one - the integrity part of it which we always our comfortable talking to you even before the deal is signed. So that rest ashore, it has been with yourself or as it will be with ourselves than going out. The second point is what we have the high quality of assets test or dismissal, where we find that there are certain things which we are not comfortable when we put at our account & keeping the things and trying to make the evaluation of the project & when you, we had to hazed in certain aspects. That is when the incite comes from you because you had a boarder perspective of looking over all over Pan India or doing it with multiple developers. So where over looking at what it is and how it is the advice that you give us is much more easy to understand it, then we self doing it. So these are the two parameters which I highly recommended to Quantum.

So Quantum of-course we had been associated with it for almost 7 years. So the journey has been long. So been knowing everyone for a very long time and we have been dealing with the team for a lot of other aspects. Including the services, of-course the project management services you all provide, which is the key area for us. We've been able to deliver well & what I feel or what I kind of want to give as the feedback would be that, yes the entire association has been really kind of corded and things have been really good. I hope that we do a lot of other businesses in the future.

Well to be honest, when Quantum Started the Business and the timing of it when the world economic cycle was going Topsy turvy. I remembered, I did mention Mr. Anil Pandit that is your timing is right. I think the project is, the concept is excellent that something is required would always be required & somebody like Mr Pandit who has had such vast knowledge. Right from How to Bid & How to prepare for Bids & How to succeed and of-course lot of other activities of managing another projects. So that is a service which is absolutely needed, particularly from somebody whose integrity can’t be questioned.
